Located in Birmingham, the UK’s second-largest city, Belgrave Village is a game-changer for urban living, delivering 438 houses and apartments. Close to a bustling commercial hub that includes the Grand Central shopping centre and New Street station, this development is ideal for families, city professionals and first-time buyers. Its strategic location provides the perfect balance of urban and green spaces, allowing residents to enjoy a peaceful oasis while remaining close to the city centre.

Belgrave Village, the latest development from Wavensmere Homes, marks the first collaboration with our Roofspace solution, where we supplied 49 i-Roof room-in-roof solutions to the £106m brownfield development. A housebuilder renowned for urban regeneration, Wavensmere Homes has a track record of revitalising once-neglected cityscapes into contemporary, vibrant communities.

On conclusion of the scheme in 2025, residents of Belgrave Village will have access to a variety of communal spaces, including an indoor gym, a screening room, a concierge service, and a co-working space that aligns with the modern hybrid work model. These amenities are designed to enhance the living experience, providing convenience and fostering a sense of community.

A diverse and dynamic development

Belgrave Village will offer 238 one and two-bedroom apartments, and 174 two, three, and four-bedroom houses. The pre-prepared Roofspace i-Roof structures save significant time and money and are fitted onto the traditionally built apartment structures using a crane. On terrace eight, which comprises eight plots, the traditionally built structures were also combined with Pasquill’s roof trusses 

Throughout the project, Senior Designer Kacper Stangierski worked closely with Wavensmere’s Technical Team to ensure their vision was brought to life. The client provided house type drawings and site layouts, which Kacper adjusted to ensure the i-Roof system worked seamlessly with the development’s plans.

Overcoming challenges

One of the significant challenges Kacper faced was i-Roof’s dormer windows being installed onto the party walls.

To comply with Building Regulations, party walls between properties must resist the spread of fire for up to an hour, to ensure that in the case of emergency, the fire would not spread to the neighbouring plot.

Kacper addressed this by preparing detailed plans to show fire resistance on the party walls, which, after thorough discussions, were approved by both sides to ensure safety and compliance.

Feeling the benefits

By choosing to work with us, Wavensmere Homes was introduced to the wealth of benefits that off-site construction brings. The i-Roof room-in-roof solution significantly speeds up a build programme, as a pair of roofs can be installed by an expert team in just one day. The roof arrives to site in panels that are craned into place, which also reduces the need for working at height and the safety implications that can bring.

One of the biggest benefits of off-site manufacturing is that the quality of build is consistently high. As i-Roof is manufactured in a controlled factory environment, stringent quality checks are carried out at each step. This reduces the likelihood of errors, which when using traditional building methods are often only spotted once the build commences. This saves time on-site.

By selecting i-Roof, Wavensmere Homes also benefitted from reduced on-site waste. The design team creates the plans in their design software, ensuring that material is utilised efficiently. Once the designs reach the factory, the materials required are cut exactly to the sizes set out in the designs, ensuring no off-cuts go to waste. On average, i-Roof provides a 25% reduction in waste.
